My list is on my other computer, so here goes from memory:Roof, Furnace, water heater, AC, swamp cooler, lawn (I have some artificial lawns), electrical system, plumbing, windows, siding, kitchen, baths, floors, insulation. 

If you have to completely build out the kitchen and bathroom those costs can get overwhelming.  

That is a free service and once you start making offers they can see you are serious.Finally I would say you can start to price things that are commonly changed in a rental, kitchens, baths flooring.  

I think it was 2 1 bed,  7 studios and 5 SRO units that share 2 bathrooms and a kitchen. 

Rodney, I have a chalkboard decorated to my wife's liking in our kitchen.

It is a 4 bedroom house, 2 1/2 baths, 2 living room areas, kitchen, a big back yard.

The ceiling of the kitchen must be lighted with a proper array of lights and if you have a countertop, then it will reflect all the light, giving you a very classy theme.

Living, Eat in Kitchen and an off Dining Room that has been converted into a 3rd bedroom with closet and window.

Keep the sink by the window, to me that is just where a sink should be if you kitchen has one.

I thought it might also serve as a nice learning experience for me, since I intend to eventually do some rehabs in the future.I'm facing a dilemma with my kitchen lights.
