All this being said I’m not looking for handouts I’d gladly love to meet someone in the Dallas area that’s doing great and discuss and talk about real estate and all I can offer is potentially washing and cleaning your vehicle sounds cheesy but I work as a crane operator for power lines and trying to hopefully one day in the next few years be able to get out of this and pursue real estate full time I’m a fast learner and have a burning passion for helping people achieve success along with my own.

If you do have buyers, get them to meet you at the office and they drive to the appointments to see houses taking you along as the guide.....burn their gas.Besides real estate school it should probably only cost you about $1000 to get started for dues, MLS, card key access. 

What are the things you are doing to not feel the burn out?

A lot of people in your shoes are overly optimistic and get burned.

Since the current on-site manager and cleaners (they are lovers) burned out and decided to leave upon closing, we are planning to find a new on-site manager.

So this isn't burning crosses and explicitly racist agenda racism, it's "laziness and indifference" racism.

Meanwhile, I've had 2 rental checks burning a hole in my pocket since March 11th and I told the other two to hold on to theirs because I have nowhere to legally deposit them.

It's your property, and you see everything which is great because you can nip serious issues in the bud; for example the tenant is less likely to have wild parties, trash the place or burn it down with you next door.

@Noah LomaxEvery out-of-state investor I have seen try to manage remotely from out-of-state typically crashes and burns.

I'm still here here 10 years later while I've seen hundreds of others crash and burn.
