@Jason Setzer Yes, meaning they do a cheaper online/desktop appraisal internally pulling comparables electronically and not sending an actual appraiser to the property.

@Martin Neal mentions his CoC return cannot be less than 17% which is a good factor to look at not just dollar amount per door.My Internal Rate of Return is typically in the 17% range and my CoC is well above 20% and I try to get at least $350-$400 per door.I have a few that don't cash flow right now but the appreciation on them has been great and we've refinanced a few times and sold a few to get a strong profit.Also, if you want a second job do the property management yourself otherwise hire a good property management company. 

Just like a company like Lendinghome they do internal valuations.. no appraisals.. and they may have a non recourse product i have not checked.. its a very niche space..

However, very few title companies these days are willing to issue title insurance on the transaction unless it is an internal transfer such as a transfer to an ex-spouse.

Best way I have found to get into a zero money down is sub to or assuming someone’s current loan they want out of, but I don’t know the complexities of doing that internationally.

I saw someone mention South Bend, it's a great market, lots of out of state and international buyers, but not a lot of multifamily if that's what you are looking for.
