I have them all LLC'd individually with a very high umbrella.

The owner, a good friend, who is a bit older did not want to deal with the trailer park anymore and sold it to us.

Obviously, the goal is that several years into the business it gets easier as you serve clients at a high level and they refer you to their friends and family. 

They are fha friendly, and almost always have value to add.
