In a dream world I'd BRRRR but i'm in the Portland, OR MSA and I ran a calculation in the BRRRR Calc that made this look near impossible to be a good deal. 

Its almost impossible to find a single tenant rental that cash flows with 20% down.

So while not impossible, it will be greatly more difficult to get seller financing or a lease-option deal if it is your first, since you have no track record to point to as to why the person should trust you'll perform as you say.The same goes for private lenders...
