Hello BP experts,I am new landlord getting ready to lease my townhome to a prospective client here in the Raleigh-Durham area.I read some of the posts here on quick and safe rent collection practices and i am wondering if i choose to go the online rent collection route to avoid the hassles of receiving checks through mail, are there any recommendation for Rent collection service that is safe and secure for both tenants and landlord?

I worked in the audit practice of a big 4 firm for 6.5 years before leaving for industry accounting.

It also means they would have a heck of a time trying to through prudent practices if any complaint.Lastly, I don't have a bigoted bone in my body as to the protected classes but I'm the one that will determine who I rent to.

Good management practices and good tenant screening is what will help prevent you from getting sued.

I would also be most eager if anyone needed help on properties locally in which I could get experience and learn the ropes of things while I am still practicing my trading.

In our practice, any property 6-units or greater in size is evaluated (cost vs benefit) for fitness to be sub-metered.Once you sub-meter the water, you can hold tenants accountable for their consumption.
