I think Tulsa is trending upwards for sure, and has lots of room to grow more!

The chances of prices continuing on this trend for the next 10 years are pretty slim (in my opinion) and you will be able to watch the market and pick your time to get back in. 

I see a similar trend in Bay Area as well. 

I'm considering taking advantage of this trend by selling some of my holdings to someone that has more capital than common sense.

This is just one example, but is evidence of a trend in a US dollar being weakened. 

With immigration forecasts expected to continue trending upward, I'd imagine the housing prices will do the same...

With a great economy and many people wanting to own real estate, this trend will probably continue for quite some time.

@David Eiges I would say that it is on the tenant completely since they have full access to the gas bill and pay it as well while seeing the trend going up in the usage. 

I'm aware that I don't necessarily need to set up an LLC, but I'm noticing a trend that it is becoming harder for individual investors to get conventional investment property loans (because of the Fannie Mae cap placed).

With that being said, there are some great areas in Oxnard, and the Avenue and Los Feliz are both trending upward.
