I would recommend giving the buyer a 2-1 buydown credit to help offset the high rates.

As you know the rates in Florida are out of control.

With low cap rates and high revenue and profit, valuations are off the charts!!!...

Here in Texas eviction rates are less than 1%.

MY PLAN: My plan was always to refinance the mortgage when rates dropped in the future, so my hope is that my mortgage would eventually come down to around $1,500-1,550 which then makes my numbers closer, as rental prices increase over time.

Now other 2/2 in the neighborhood are running Rent rates of $1100-1150.
