I'm wanting to do fix and flips as well as own apartment buildings.I joined BP in 2015 and started looking into buying Real Estate.

Hi BPersWe are looking to do a significant remodel of our primary residence  (a 1400 sqft addition plus remodeling of most of the house) but are having difficulty finding a GC that uses cost-plus rather than fixed pricing. 

They can tell you the citations that need to be fixed for it to be considered habitable.

The property you use it on will also have to pass a VA Appraisal which is where most at fix and flip's fail.

Adding further to the frustration is that I'm often asked if the property is rented out currently and if not, we have to do an entirely different insurance product while the home is being fixed up.  

Let’s say you find the deal, your contractor fixes it up, your real estate agent sells it and your friend does the design and staging.

Single family will either be fix and flips or lease options.

The "fix" is to wack the switch so it works again.In 2 years I've replaced it 3 times.
