The explosion of Downtown, "Shipyards area", "District area" (on southbank) and other projects in and around the river front in downtown will be great factors for downtown growth. 

The new housing stock these past few years have been these new and expensive apartment buildings around the financial district of SF and renters put up with it so that they could walk to work.

So a 1500 sq foot home in a good school district might cost an average of 200k, but the same sized house in a different school district might only cost 150k. 

. - Basic rent for a decent home at good school district ( I have a young family and I'm not considering house hacking atm ), it'll cost me minimum 3k/month.
