There's also a small spot on the back with sitting water against the building that my broker/investor i was with said he knew the fix (he's extremely smart and didn't make it a big deal so i trust it's not a deal breaker, and theres no basement) Outside is in pretty good condition.

HOA have toabide the law and rules as well as homeowners, landlords and tenants.HOA have to address complaints made by other homeowners who aresuffering from your tenants repeated loud noise and repeated badbehavior of (odor – I assume is smoking cigarette and marijuana)that harm other residents.

You still have to be extremely educated on the topics and know what you are entering.

Having such a great variety and quality TKPs in Memphis could also be an exit strategy for local investors who have property and want to sell or find a deal and can wholesale it to one of them.We are extremely new to the Memphis REI world (only 4 years here) so I won't pretend to be an expert.  

Maybe start wearing dirty sneakers and jeans with paint on them when getting quotes and bringing your car in for service, see how that goes. ...just playfully thinking out loud here...Just curious, what is the year, make and model of your car you referenced about the brake repair?
