Between now and then, I will be looking for another experienced wholesaler or flipper here in Columbus to partner with on the first few deals to help me work through the process so if you have anyone in mind that would fit that description I would appreciate a referral!  

As per Ian's comments I like the fact that Acquire has skin in the game, additionally, they are pre-funded and appears to be working with experienced sponsors.

Your best bet right now it to stop researching and start taking a few actions to get yourself surrounded by smart mentors or experienced investors who are willing to be a sounding board as you get started.  

My recommendation is to get an experienced partner to go in with you.

But there are lots of things, if I am going to take a project with an experienced investor I will expect different things than a newer investor or a custom client who has never built anything.

Can someone refer me to an MLO or mortgage banker who is experienced in creating owner financed notes that comply with Dodd Frank for properties in Georgia?

My business partner also seems to be pretty experienced in working with partners, and has walked me through the paperwork that would be involved (such as an MOA).I wanted to reach out to experienced investors in BP for advice on how I can set myself up to enter into this JV.
