The excuse could be true but was oddly reminiscent of the first year of their lease.Aside from late payments they are very clean and take great care of the house.

I always acted as fast as I could to accommodate them but if they are in cahoots with the AC company I don't know what I can do ....of course they are using it as an excuse not to pay rent. 

We plan on flipping the house and have offered to let her stay for 2 months to find a new place, move, etc, except every time we try to get her to sign a lease for that period she says she needs her lawyers to review it first and it ends up being one excuse after another.

However, if they've been there a few months this story could certainly be an excuse for late rent.

However, I just feel that she is using the term "service dog" plus all these excuses to substantiate her reasons for getting a dog.

PS That is a great "excuse" and I would be very wary.

His rent is way below market so I'm raising it closer to market (still below, but not as bad as before). and yet he's using this as an excuse to want me to pay for painting the interior. 

And you don't process their application fees, until/if you actually deny the one before them, and start to process theirs.This is to avoid any possible fair housing issues.And I learned to make appointments and if they were more than 15 minutes late without calling me with an acceptable excuse - denied. 

You don't accept any excuses.
