Thats not to say they won't because it is obviously unfair we won't keep giving them extension, putting up with unapproved pets, and letting them live in filth but at least those are self inflicted complaints they would  have on us.

Then you have your separate addendum of "House Rules" which spell out what exactly are common elements (Kitchen, Hallway, Bathroom 1, Back Porch, Laundry Facilities) and any specific restrictions regarding use of each (no laundry between 10 PM - 8 AM; clean your dishes before leaving the kitchen area; no storage outside of your personal room; no pets; electrical usage restrictions in the room if any; quiet hours 10 PM - 8AM daily; etc.).

The lease already stated that $900 would be deducted for deep cleaning carpet (this is what last cleaning cost when previous tenants moved out & we needed to get out pet smell & stains) but these carpets are trashed & need to be replaced.
