I have tenants violating Care of the premises, Smoking AND Parking rules in their lease agreement.

It's a dog.   

I'm wondering if you all could give me some pro's and cons:I'm wondering if it's a good idea to asking for a rent increase as part of my purchase contract with a tenant who is month to month and the seller has a management company taking care of property.My thinking is, if I were the seller and they asked this of me instead of asking for a lower purchase price I wouldn't mind.

I’m not sure if slice or proper or cbiz would care as long as someone is paying the premium, but I’d be curious to find out. 

However, you may run into a couple that are less inclined due to being cranky or just not caring.

A" Tenant = Professionals with good credit, pays on time and takes care of the place.

Many landlords think putting up with bad tenants is preferred to the inconvenience and cost of a turn over but this is usually a issue of a landlord simply not taking care of business and using the cost of turn over as a weak  excuse to avoid work.
