First they said the attorneys were handling the docs for my reimbursement, month later after calling and emailing them insistently they said Wells Fargo is not their client anymore so they have nothing to do with the case, and refuse to tell me which company took over.

I would chalk it up as a lesson to stay on top of sending docs to tenants and return her money, minus the app fee.

Example - The new roof from last year starts leaking, causing large damage inside the building and the contractor is not responding.It is vital that you have the correct processes and contracts in place before work starts.

What I am still confused about is the paperwork needed for the seller and for the tenant-buyer in either scenario (SLO & WLO).Here's what I've read/watched/gathered as far as paperwork:1) enter into a lease option agreement with seller that is assignable2) have separate lease agreement and option agreement with tenant-buyer3) have 3 separate docs with each party: lease agreement, option agreement, and purchase & sale agreement (this was the first I've heard about having 3 agreements)Which is it??

Basically, I am wondering if anyone knows if I might ever be liable for the other two owners water heaters if they were to leak and flood units below them. 

just make sure to review the condo financials and condo docs before buying.

Someone has to go over at 2am when there's a roof leak.

If not, as stated above reach out to the HOA, and get the HOA docs from the seller - and pay close attention to the reserves. 

Plumbing leaks may void warranty.
