If I knew properties would keep appreciating I would definitely not do it.I guess I am a bit concerned of house values dropping in the near future and also rents dropping a bit, even in this case I don't think I would be cash flow negative.I like to think about all possible outcomes, your point number 3 was helpful.

I don't think it's a "best practice" because of the assumption that foreclosed homeowners are financially unsound because their decisions led them to that particular outcome.

Either it appraises at cost (best outcome) or higher (a bad outcome) or it come is low (another bad outcome).
