I've seen quite a bit out there on companies and people doing this in the US, but am having some difficulties finding quality Canadian content. 

I think it adds a lot of unnecessary complications and difficulty.

I am trying to do the exact same thing and having difficulty - it seems like every multifamily on the market has rents that are undermarket, and getting financing where they discount rents to 75% isn't helping.

His thinking is that he doesn't want his heirs getting $200/mo forever, just collect the lump sum and call it done.The difficulty is that he wants about $20k more than the house is worth in that neighborhood.

There may be a local bank that might treat this as a portfolio( I may have a bank for you that financed a similar portfolio in Ohio), but you will have difficulty with a commercial loan. 

I appreciate everyone participating and the comments above, positive and negative, it brings out aspects that can only make future chats better for everyone.I'm not a big chat room type nor am I very skilled with tenchological aspets of all this.The role playing idea may have not been a good choice for chat, I've used it in classrooms and it is very effective, but it is very ackward on chat and I felt the difficulty very early in the chat.

Seems like they moved out due to financial difficulties.
