Right away, I was worried as I did not see the usual stuff I have become familiar with by reading BP posts and by listening to podcasts which are expense categories such as repairs, maintenance, landscaping, etc.

A new kitchen, 2 new bathrooms, new landscape, interior remodel, fix and make nice exterior, could go 50k.

Its relatively small, but here it goes anyway.2Bd 1Bath 725 sqft asking price is $45,000Expected rent is $750/month (the tenant who moved out a week ago was paying this and so are the tenants of my broker in a similar home and neighborhood 3 minutes away) It is in a low-end neighborhood, but the demographic of the neighborhood seems to be older and/or more settled small families.

We do debris removal, sales clean, installing fence, removing trees, trimming trees/palms, roof tarping, soffit/fascia repair, carpet removal, landscaping, exterior window cleaning, appliance removals, painting, installing handrails, ect...  

However, based on my last experience here, and being in the demographic of lots of first time home-buyers, I think there is a flaw in it.  

I would like to learn how to do some basic home improvement work such as tiling, floor installation, floor refinishing, drywalling, painting, landscaping etc.. so I can apply it to my own future properties.

Depending on your approach, both flipping and buying rentals can help you to capitalize on the current landscape of the market in that area.

Variables include access for excavation, disposal of the old rubble, the new foundation construction itself and then backfill and landscaping.

Additional costs were the land (25K) pad preparation (including land clearing), culvert installation (and asphalt over it), gravel driveway, french drain system, landscaping / shrubbery, electric, water, sewer hookups, and the rest of the typical costs.  

I think Texas is the state with the most opportunity with a growing demographic of singleprofessionals, empty nesters and couples that would be thrilled to not have a high rent by living in a small house sharing community space.
