Brain fart!!!

I know people do North County Section 8 rentals but I've never been able to pick their brain to see how they go.

The ideas I've heard include attending an upcoming Note School for investors in Asheville, talking with hard money lenders to pick their brains, checking into tax lien/tax deed sales, and finding experienced partners that may be willing to let you "look over their shoulder" while they're going through a fix and flip, so you can learn, as a silent financial partner. 

Find experienced investors and pick their brains. 

I prefer things as low brain damage and peaceful as possible, life has enough stress. 

Just thinking on the surface, and being shallow brained, because that's what strikes me first when I see places on Craigslist or other sites in my area when I'm personally looking to rent a new house.Try your best to put yourself in your prospective tenants' shoes from start to finish, what is your ad saying, how are you interacting, etc.Glad its rented!

(I avg about 2-3 leads a week)Meet with other BP investors for coffeeConnect with RE agents.Evaluate properties (I'm walking through two new properties today with my RE Agent)I've pulled two lists from the county and I'm getting ready to do my first direct mail marketing campaign.I sat down with a local property manager to get a feel for the rental market and pick his brain on what I should be looking for.Hopefully some of those suggestions can help get you started.  

I'm finding my brain is a little squishy with all the rhyming books I've been reading the last 6 years.
