@James Dean-HowellWell, welcome to the deep end.So, one of the things it sounds like you've learned at this point in time (or should have) is that you need funds to actually buy the stuff.So, if you have any aptitude for this, you need to get funds.To get funds, you need to be credible.To be credible, you need experience. 

I have met some fantastic realtor/PMs who can separate both services.The best suggestion is having a deep conversation with each firm.

The cost to put one together is not cheap (10-20k) and if you do not have a deep and extensive background in notes raising the capital will be more difficult to do.

I joined a brokerage company and now here I am, with an endless list of tasks and trainings that I need to complete to satisfy my brokerage, whilst deep in my heart I really have no interest in being a real estate agent. 

I’m not sure if I’m bold enough to go five properties deep initially, but it sounds like I should definitely go over one.
