You want a local guy that you have multiple policies with that will go to bat for you with a big insurer, unless they are waaay over priced…I got a great deal through my local Allstate agent and he’s dealt with 2 different $30,000 claims on toilet supply line water damage at 2 different properties.  

The property is located a few blocks away from a downtown chicago suburb with a (Metra) train station that'll take you downtown.The major complication is that it has tenants with 6 months left on the lease at $1500 that is managed by a professional property management company. 

They didn't pay the last months rent and left behind a lot of damage (big holes in the wall, broken door frames, hole in the standing bathtub).

It also mentions Tenants are still responsible for all obligations under the lease, all rent due, damages, and other charges.   

If the egress well is a concrete wall or block it should be more.

In my experience there is no pet deposit enough to cover damages or wear and tear from having animals in the house.

No real damage, just minor touch up paint, and a lot of clean up.

Security Deposit is for damages or them walking away.
