I'm not just looking for those who operate in Orange County, but I'm looking for those who are based in Orange County, but are doing deals every month anywhere (Orange County, Riverside, Los Angeles, San Bernardino, Bay Area, and maybe even out of state.)

It looks like you have some awesome ambitions, and as you get further and further into your REI career, you'll see how many amazing possibilities there are (even owning your own island, talk about diversification ;) A long-term view is crucial for an effective tax and wealth-building strategy, but it sounds like you guys are already on the right path.Continued success and best of luck in the next stage or your REI adventure!

What @Alexander Felice left out is that any coordinated effort on such a scale would not be possible to keep secret and the fallout would most probably involve orange jumpsuits for those behind such a conspiracy.

FYI, short-term (weekly) rentals are prohibited in Orange County (Orlando), be aware of that if you buy a property there for short term rental. 

I would have to agree with @bill ham, having good systems and good people in place are the most crucial keys.

This will be crucial in the coming decades.

The timing becomes crucial.

Probaly cut my time by 80%.After its done with these I could send it to my active listings, and do a quick walk through there, make sure nothing is out of order...if you could create software  program for drone/robot  to do basic cleaning tasks that would be helpful and I would pay a premium.As im thinking about this....there are more uses, I recently reduced my time looking at houses by about 80%, by training someone to do the walk thrus, run an analysis sheet, and taking a few crucial pictures and put them on dropbox.

Like I said before, true knowledge of how money works is crucial to being able to leverage it.  

As many of you know, we were building new spec construction in the coastal areas of Orange County for the past 4-5 years, and had the opportunity to build some beautiful homes.
