My tenant is reasonable and understands their responsibility in this, but the repair cost will be too high to expect them to contribute significantly. 

Actually what I meant by that is I can’t quit cleaning and just hangout and be a stay at home mom and not contribute to the household.

Now that you appear to be more in that position of having capital where you are putting up at least 50% of the capital I'd be very skeptical about giving equity away without a capital contribution.  

I can contribute about 30% (but would prefer for it to be less if possible).
