I agree with a lot of what other posters have said : 1) remember it’s a business transaction; 2) don’t tell him you have someone willing to pay lots more; 3) make sure to follow the terms of your lease (if there is one) and 4) conduct due diligence to ensure Mr. $900 is legit.

I can tell you that FDIC can basically black list any entity that has a history of writing bad paper, while a bank is not be involved in that deal, it's likely that someday a bank could be involved or involved in some other issue, but they won't be if they conduct such business.
