Hello, I would like to find out from the investors with medium to large portfolios of rental properties (preferably 10 units and higher) if they use any home warranty or service contract for property maintenance.

Part of the issue I am experience is a DSCR company I spoke to will only give what I acquired the property for plus the rehab cast.

To get top dollar for a renovated property you're going to have to clear the title as it would be very difficult, if not impossible, to find a title company that will write a policy for title insurance on a property coming from a tax sale.
