Also, home buyers often do not have the imagination to see a finished product from the current condition.You are better off picking paint, carpet, tile, granite, and all other color tones in ranges that appeal to the masses, use the same items and colors over and over and get in to get out as quickly as possible.

John Blackman, very nice post, but I see HMLs lined up down the block that will loan 90-100% of purch+rehab (LTC), as long as the total is <= 65% of ARV and reserves are on hand to cover the initial rehab installment and pay the interest during the holding period.

Over the phone he was asking for $59,000 for the property and saying all it needs is drywall and kitchen cabinets to get it rolling; and that he has already done the roof, sub floors, windows/doors, framing, electric, and plumbing.The most similar house recently sold, that I've found so far at least, was about a block down the road from it and went for $126k back in August.

If you want to spend less and still have granite see if the local supplier has 2cm granite instead of 3cm, it is a little less expensive, but usually only comes in one or two colors.
