There are always good deals around so you didn't "miss" the opportunity, at least not entirely.

The key is to get the full picture before you close.

How did you find this deal and how did you negotiate it?

Maybe the market is hot enough that you could still turn a profit selling as is, but typically, sellers will ask you to take care of them before closing AND likely pay less for the property simply because there are known defects.

It is certainly immoral to raise funds without updating the information on a deal, but is it illegal?
