Updating cabinets, carpet, paint vanity etc, could add value (not like a house addition of course) and from what I see now if this reno also mixed with finding a deal to buy well below market value this will help to some extent.

I prefer wood with white cabinets, tile with wood stained cabinets.

Since they are all working in different areas, we can generally do all of this over one or two days.By this time, we're generally about a week into the project.The next day is cabinet installation.

I am considering having a real estate agent video tape/vid chat house showing, have an inspector inspect the house (without me), I would go there for the closing of course, but maybe deal with minor upgrades like flooring or cabinet upgrades as remotely as possible and finding a property manager to take care of it. 

They were in the process of painting replacing the carpeting putting new cabinets in the kitchen.

We have to install the kitchen cabinets, and the appliances.  

But, this constant complaining (closet smells, the refrigerator shelves are dirty, the cabinet knobs need polishing, whoops I flushed a towel down the toilet- come over and snake it for me) is getting sickening.

Ever have to replace a roof, floors, cabinets, furnace, etc...? 

It gave us 9' ceilings which look amazing and I can get 42" upper cabinets in the kitchen, which is small so it will help to enlarge the storage capacity. 

I'm seeing some of these FEMA payouts and knowing what I pay for Sheetrock, cabinets, appliances, etc I am strongly considering picking up a couple around Conroe for buy and hold.
