Outside of a electrician and a plumber do I need to hire a general contractor to oversee me while I work?

Since manufacturers build everything cheap these days, technology is likely to fail early and often and increase your costs.If I were integrating tech, it would be a code door lock so tenants don't have to use a key.

That's like buying a lot to build a gas station, but it's zoned residential currently...but maybe you can get a permit. 

Hey Joseph, this is a tall order.The folks that have these contacts (like myself) guard them pretty heavily and also keep their contractors busy.It's not a selfish thing, it's just business.

The house we are considering is a new build 3bd/2.5ba in Lochbuie/Brighton Colorado which is a growing area with decent rent growth 4.8% MoM currently we think we could get $3,600/mo. if we finish the basement ourselves idk $30K?
