I tried to refinance the $32K mortgage later when interest rates dropped, but banks I approached don't do mortgages that small, and I was cash flowing, so I didn't bother to go further.Then there are banks that provide financing for auctions, though I haven't used them.

Turns out the old landlord had never bothered to collect any of the payments on the deposit since the place was under contract and it was up to me to collect back payments and future payments on that deposit.

I won’t pay more than 12-15k total per unit to get it .that means I buy a triplex for under 40k and say a duplex for under 30k ( I want fully paid back in two or three years) and I don’t fiddle with sfh because the ROI isn’t high enough to bother .
