With a 30 year fixed mortgage hoping rates drop so I can refinance into a 15 year fixed.

From what I read, most people are moving into FL, TX, NC, SC and TN.In my opinion, the best weather conditions of the above 5 states is within NC / SC.Also, i think a lot of wealthy people are moving in NC.Best of luck with your move.

Best time to call is early morning as soon as they open... the people that answer the call aren't most helpful btw so expect to call a few times. 3.

And most importantly they can help you vet out any potential lease applicant so you as the owner do not make a haste decision and lease the home to someone who may not be best tenant prospect

Any suggestions on the best way to value it.We sold a portfolio of properties to a single buyer, all notes are performing. 

A few things I haven't liked about lending include the concentration of risk and the high tax rate.

If only to bring leads NOT a best idea.
