For cash flow on rentals I would say upstate NYFor flips or cash flow I would say the smaller towns around OrlandoBUT with all real estate investing I highly recommend doing the numbers and getting out there and see things for yourself Unless you know someone in the area who is knowledgeable of the good, the bad and the ugly and can help you. 

There are a lot of bad ones!  

Any information on Dallas, or any input from investors from Dallas whether you are an out of state investor or live in the Dallas area would be appreciated, I would love to start a thread regarding this topic in the BP community.Namely, I am struggling to gather what I can confidently claim as reputable data on property management companies, and every real estate agent I call understandably pitches me on the influx of quality tenants in their respective area emphasizes the beauty of Dallas and their listed properties.

Have you considered going door to door knocking to the areas where you are sending out mailers  or other areas near your residence or buying a list of quality leads through a reputable source?
