For cash flow on rentals I would say upstate NYFor flips or cash flow I would say the smaller towns around OrlandoBUT with all real estate investing I highly recommend doing the numbers and getting out there and see things for yourself Unless you know someone in the area who is knowledgeable of the good, the bad and the ugly and can help you.
