I fixed up the vacant second-floor unit and rented it out last year to a young, couple, who have turned out to be the best tenants I've had so far--rent is automatically paid the first of each month, the place is clean, they don't bug me about fixing this or that, and they even fix some things on their own. 

Professionally, I have been working in the medical field for the past 8 years, and I am finally at a point where I can shift focus to build a real estate portfolio.

The IRS calls this a form of basis shifting - a no no. 

I'm buying now and will buy more if the market shifts.

Currently contracted on a home... recent credit shift and guideline changes are making it difficult to qualify.

It automatically assigns you to them.

@Jody Sperling how did you keep the peel and stick from shifting? 

My main issue with plugging in our loan information, is that the amount of the loan is automatically selected as the "Purchase Price" of the property.

Is tenants' mindset shifting?

I don't know how much you can shift from cards to cash that way, but with my business I can often "convert" card to cash at $10-15K a month if I wanted to.
