Is a 50/50 split of all cash flow and appreciation appropriate? 

In many locations, including some of the other hot-housing market cities, appreciation has made homes unaffordable to those who don’t own a house they can sell for the funds needed to make a move.

I have investigated several out of state markets and have not found anything that I like better than what I am investing in now when comparing overall income, expenses, and the potential for appreciation.

I other option but to make it work and there is no more a dangerous thing in this world than a mama trying to take care of her babies with nothing to lose so please help any direction is appreciated I don’t want a hand out I want an opportunity to show what I can do 

We didn't think we were at the low point in the cycle (you just can't see it) - but what we did know is that we were buying appreciating assets that cash flowed.
