I'm concerned that the tenant actually already has planned to leave early, isn't telling us, and really wants a short term lease at a long term price discount.Short term leases in the area are going for a lot (about 40% more per month), and if that were the case I'd like to charge more, but I don't want to lose the tenant unnecessarily. 

The area is in Lents but I am concerned about pricing it anymore aggressively than I originally planned as the house is located on a gravel road, its also a little ahead of the gentrified area of Lents, its off 104th.

In fact, I'd probably already have a LLC set up but I got to the part about them wanting you to have an in state address. 

I appreciated her honesty,  but it does concern me.

Overall I want the deal to be fair to both of us as I find most deals go smoother, and with better feelings, when things are fair to all concerned.

I’ve thought about new Milford but also concerned if flood zones and further on coast closing into Rhode Island like new London, new Saybrook, mystic area I see some fairly inexpensive homes however those by water seem more difficult to find.
