Average price of a home considered REMODELED is $709,000 with median of $612,000.In Renton, the average for fixers is $235,000 with median of $225,000 and remodeled is $412,000 and $370,000.Looking at the median which i believe is a more accurate method, Seattle's ratio is 1.67.

If it is, then I think you accurately assess the situation in assuming you are out lots of money in cleanup and lost rent, are going to make an enemy, and will have to clean up and then remodel, likely at large expense.
