I feel this would be a very solid investment based on location, condition, ability to upgrade...oh and its only a block from my house (which I'm happy with).

They want to 1) get a commission 2) not 'waste' too much time putting in low/no probability, low-ball offers if they can avoid it.

This latter concern is likely overblown, but I disagree about the civil liability being unlikely absent some sort of insurance, bonding, and/or solid contractual indemnification on Accredify's part.I'll check out the article you mentioned this morning.

You can be on one block that is very well maintained and holds solid value and go around the corner and everything is a bombed-out shell.

I think I can add value by doing that for her, but I have to make sure there's a solid chance of a deal (which could be tough without knowing all the players involved up front).

If you attempt to "target" and"follow" specific properties through the entire process of pre-foreclosure waiting for auction you will waste TREMENDOUS amounts of time.

You'll want to be as confident as possible that your future exit is solid.

Don't waste all of your time building your "list".
