I know this is more of an investing forum, but I figured I'd reach out and see if members with an investing background would provide advice.We're preparing to purchase a vacation property in North Myrtle Beach.

This is also my first rental, so there are many unknowns at this point.

We are OOS investors and it’s unheard of not to use a lawyer to review PAs, especially at this price point.

This is not my first huge rehab so I am ok with that and the price.

In the short term, I aim to replace my monthly income from my current entry-level job, I dont make a ton of money so this shouldn't be too difficult.

I borrow dollars from the bank and immediately sell those dollars to owners of commercial income property that I want to own.And then I buy those dollars back over time using the cash our tenants pay us in exchange for using our space.I'm currently shorting $10M and I can't lose regardless of who wins on 11/5By the way, the dollar will always decline in value so this thesis is applicable in any election or economic cycle.Go vote for whoever you feel strongest about, but remember you have infinite more power and that which is within your direct control. 

There are advisors out there who specialize in working with real estate investors and understand the unique challenges and opportunities in this space.

So have your LTR tenant sign a separate document acknowledging that they realize there will be transient guests next door.
