The quicken app is easy to use to do everything I awaits above from your smart phone if you choose and I was able to download it on my business partners phone (she is of the "non computer generation") and she is able to see how much is in our business account as well as how much income has been brought in for the month vs how much we've spent in one easy snapshot.

I've also run into realtors giving me comps that were similar based on # of beds and baths but when I analyzed those comps more they weren't in the same quality neighborhood and some "attached" homes etc and weren't quite the same as what I was looking at.

I agree, it would depend on the type of property you manage, lower quality may require a lot of time involvment, may not be worth it.

@Jeremy Davis you're just a Stone's throw away.I worry about the discrimination aspect, however my plan/goal is to create transparent guidelines for our judging criteria that will help insure quality tenants (kind of leaning towards a points based system).

Again, maybe just luck because of the type and quality of paper HSBC is dealing with.For me the sub2 and discounted payoff is just another possible tool.
