So, really we have a 5-plex.As far as location, this is one of the safest areas in Wilmington due to Newport being its own township and having its own (no tolerance) police force.

Try direct mail to out of state owners, landlords who have done a recent eviction, probate and bankruptcy lawyers, all of these are good sources in hot markets.you can also look for vacant and abandoned property with code enforcement, police, mail men, and garbage men, all of those guys make great bird dogs.

In your situation, I would probably consider hiring an attorney.If he is violent or threatening, report it to the police immediately and get it documented.

The issues are the destruction (door), writing on walls and windows, extra people living there, yes - complaints from other tenants, Police do not give her high remarks, dog on property (which she denies).
