When you sign the FHA loan docs that you are moving into the property as a primary residence and you personally do not move in then that would be fraud. 

There are some indications that they may not sign, some personal family stuff that I don't want to get into. 

I dont know of any private lender (generally meaning someone personally lending their own money) who is going to roll the dice on you for nearly the same yields that they can get by just buying fixed income securities.

Hopefully the area keeps getting fixed up and those things will improve!

You will be way ahead of the curve.Your video production skills will be your biggest asset to trade for experience and you need to keep this in mind.

Keep in mind that you would have to get permits and such for a project like that. 

If you want to tell them not to post ANY signs for elections, that may be fine, but not to ban a particular political party or person.

Like Tyler said, if it appeals to you and you plan to use it personally, it might make sense.

We might have thought about getting a CPA or someone else to make the P&L from his records or something else that the lender would accept.It's important to keep your feelings in check during due diligence.

Keep in mind the more difficult it is to find this info the better!
