This way it won't go against your leverage requirements. - find other equity investors to partner up with you- in a pinch, you may be able to get (expensive) personal loans and LOCs through sites like lendingclub, sofi etc..

Do not get over leveraged so that you need to sell when the market is depressed and historically you will do great.I have also purchased an RE at near cash neutral.

It is not good for buy and holds will you will be quickly tapped out, over leveraged, and with a variable rate that will only go up and then reset at the end of the draw period.
