@Nicholas L., the debt was secured on a 15 year commercial loan, annual debt servicing of $5,349.36, annual gross rents at $19,200, after utilities,taxes, and general maintenance, it nets around $8,000 annually.

If they don't pay the full amount of the rent (despite them sighting the cord as the reason), serve them notice based on your local jurisdiction just like you would any other time.Completely avoid comingling this incident with your landlord/tenant relationship.You can always get legal advice from a local attorney, but that's my layman's take.Good luck! 

I will be starting a small Handyman business that can serve the local investors as well.

I'm hoping this serves as inspiration for other people who have found the BRRRR thing a bit tough to crack.

We decided it would be the vehicle we would use to build capital to invest into holds long term.Additionally it serves as a great way to build a solid foundation for the future.

All of those are exceptions because most are long gone.However, there have been many spectacular crash and burns as well that should serve as cautionary tails.
