I have a small home that needs to feel bigger, as the kitchen is separated off from the family room.Roughly what can I expect in terms of cost for an interior (non load-bearing) wall to be removed?

Some great advice here.I would also like to ad that I buy full kitchens and bathrooms off craigslist and offerupnow for a fraction of the price of installing a brand new one.I only buy materials which look new.Recently I bought a kitchen with granite bench tops and all appliances for $700.

Assuming that I engage a general contractor (who was recommended on BP) to do a rehab work on a property (nothing heavy, probably a 10K to 15K rehab work (external and internal painting, flooring, kitchen etc.), being an out of state investor and not being able to monitor his work directly, do you think I should hire someone local as a project manager to supervise the GC's work (that is if I find somebody who can take such a project manager job for 1 or 2 thousand dollars) or can rely on the GC to do his work and may be ask my property manager to check his work a couple time during rehab ( in the middle and after the rehab work)?

They will want hardwood, granite or other expensive type of tile in entryways and kitchen, and nice carpet in the bedrooms.

The kitchen has what appears to be some 70's flooring that is awful.

In fact, I ended up running it in a kitchen as well.

The kitchen floor is wavy, which seems odd since the rest of the floors are level.I can do the work no problem.

Clorox toilet bowl cleaner with bleach.I just spent last week doing this in a kitchen and hallway.

I don't want them taking the kitchen sink once I buy the place.
