Even if the contract covers you there’s a very small chance you could end up in court if you really pissed the seller off- the usual wholesale shenanigans have that effect on people, dragging the closing out indefinitely, parading potential buyers through the house, broken promises, etc.

With your numbers even doing a renovation, 10% CoC is not bad at all and you will still be getting mortgage paydown + potential appreciation (which it sounds like could be promising if there's not a lot of inventory like this in your area).
