I find motivated sellers and match them  buyers that are ready and get paid for it.

However, very few will ever match the success of Warren Buffet, because they don't execute his strategy correctly &/or aren't patient enough to allow it to play out over 20, 30, 40 + years. 

If I did want to resell it - the neighborhood is a solid neighborhood but it doesnt have elaborate build, features, or finishes so I would just try to match what is out there.  

Putting the wrong zipcode that matches a strong market, but not the one your property is located. 

If you and/or your husband have a job with a 401k stock match.... 400 a month doubled(by company stock match make $800/mo) over 20-30 years compounded is a lot of money for retirement!

If you print if off and bring it to a plumbing supply store, they might match the price if it is higher.

If it's not a match, ask the lender for a referral. 

Also bought a competitor out in the same town and will re brand the site to match my current business.

Typically everyone needs something and matching up their need and your capability to meet that is the key.
