I also asked if I were supposed to get the deposits and prorated rent (the building closed on the 10th and rents were collected on the 1st) and have been told by everyone 'I don't know' so mainly my questions are 1.

If you don't have a property manager then what about mileage or how are you collecting the rents, making deposits, etcIf you had to do some rehab work I will have lots of questions.

If the co-signer doesn't make enough income or is a deadbeat, you won't be able to collect from them - so their signing is basically worthless (you can get a judgment against them that they won't pay anyway - that's about all you'll end up with).

If they accept, I arrange to meet with them and either sign the lease, collect the full deposit and one months rent in cash and give them the keys, or sign the nonrefundable hold deposit form and collect the deposit, in cash.Screening is a binary decision.

As I do all my deals through a title company (or lawyer if that is the local practice) and I get title insurance I would not have had issues even through I did not know about the landline.
