Gerald, you can't personally use the property that your IRA owns, however, if your goal is to buy the property in your IRA now and use it sometime down the road that would be possible.

@Brock Laramee Just set some strict (yet realistic) investment criteria and stay focused on what your goals are.

Personally, I look for cash flow first, because my goal is to replace my income with cash flow, but everyone has different goals.

Of course, especially while having a regular 9-5 to get up and go to every day but I was committed and I still am to my goal of creating a rental portfolio that can help me eventually achieve financial freedom.

My goal is to achieve financial freedom by 35 and I am well on my way to doing so.

If you are doing real estate full time, become an "expert" in your niche, establish a solid investment criteria that is aligned with your beliefs, investment goals and risk tolerance and start growing from there.

If you are concerned about it your first goal can be to pay that person off ASAP.
