Do some rentals just require the bare minimum improvements to get it rented or do someInvestors think it’s wise to go a little above and beyond in hopes for a higher quality tenant And better rent?

First, I think they would make the kitchens look a lot nicer and would in turn improve tenant quality / demand slightly higher rent in a competitive area.

I am also going to several other groups in town, Jason from Tuesday was at the WinVestors meeting Wednesday and in the 10 minutes or so he shared, maybe it was 20, I have 3 pages of notes that are going to improve my business in 2020.

I have found that when you do your own work efficiently and/or your own contracting, the money you save from being attentive, knowing the true costs, and being ready to do what needs to be done yourself, if need be(or because you enjoy the type of work) is easily enough to cover improved materials.

The interest is higher yes, but the value comes in when we are looking at 6 month loan seasoning to get the property improved and restablized for a value increase refinance.
